Detailed Underwriting Is the Secret Sauce

The team at CGI doing its due diligence

We invest in strategically located, ground-up developments and income-producing real estate throughout California, New York, and key cities in the Southeastern and Southwestern U.S., particularly in the underserved secondary or tertiary markets.

Types of assets we bring to market include:

  • Apartment Buildings: Stabilized and Non-Stabilized
  • Land Development: Apartment, Condo, Ground-Up, Building Conversion
  • Mixed Use: Apartment / Retail
  • Hotels / Extended Stay

Our success is based on creating disposition strategies tailored to meet the exacting demands of our clients. Each property is carefully underwritten so as to accentuate the attributes of the investment opportunity with carefully compiled research to create the strongest case possible for the investment. By conducting thorough due diligence and comprehensive underwriting, we meticulously weigh the risks and rewards when considering an acquisition. Each project must realize the risk-adjusted return-on-investment that we, and our investors, demand.

Take, for example, our Orlando portfolio. We carefully selected these properties because of their proximity to tourist attractions and highly-traversed areas. As Florida re-opens, with Disney’s parks slated to re-open July 11, Orlando and rental properties in surrounding areas anticipate a surge in visitors.

During the pandemic rather than lay-offs, many of our residents either kept working or were furloughed, meaning they are already preparing to return to work. With economic stimulus both from the state and the federal government, our residents were able to make rental payments without interruption and delinquency rates were nowhere near other investment shops who may not have considered situations like COVID-19 during due diligence.

Under the leadership of Gidi Cohen, who manages to think of all possible outcomes before purchase, our investments remain strong despite the worst economy in years. This is due to CGI’s rigorous due diligence process, where our team underwrites several different scenarios. Each property must be favorable across all potential outcomes.

Best Bosses | Here are Real Estate Forum’s picks for Best Bosses in 2023.

The last year has not been easy for the head of a commercial real estate company. Inflation and the Fed’s response, as well as trends that emerged from the pandemic, have clearly had an impact on the industry across all of the sectors. Besides the effect of, say, ongoing remote work on the beleaguered office asset class or the slowing pace of rent increases in multifamily, these executives have also had to navigate an increasingly difficult capital markets environment. I have some bad news for this group: the near-term future doesn’t look any easier. Enter our selection of Best Bosses this year. This year’s picks were made at least in part based on their resiliency and ability to position their companies for future growth, whenever that might occur. We are confident these strengths will see them through what could be choppy waters ahead.
